Background

Aaron Hancock is the Co-CEO and President of Investments at Raintree Partners, a private commercial real estate investment firm he has helped build since 2008. He initially joined the company as Managing Director before ascending to the Co-CEO role alongside Jason Check. At Raintree, Hancock is chiefly responsible for the acquisition and disposition of existing multifamily properties throughout the company's California markets. He oversees the financing of acquisition and portfolio assets, directs asset management and renovation efforts, and maintains key lender relationships. Under his investment leadership, Raintree has grown to own 49 apartment communities totaling over 8,000 apartment homes across California, with approximately $2.8 billion in recorded mortgage exposure across 155 properties held through 16 holding companies.

Prior to Raintree Partners, Hancock spent seven years at Pacific Urban Residential (also referred to as Pacific Property Company), where he worked on the acquisition of more than 25 properties in California and the Pacific Northwest. Before that, he served as an acquisitions manager for BRE Properties, a publicly traded REIT. He launched his career in finance as an Assistant Vice President at Wells Fargo Bank's Real Estate Group, where he worked from 1997 to 2001, building a foundation in real estate lending and deal structuring.

Hancock holds a Bachelor of Arts in Economics and Spanish from Bowdoin College and studied abroad at Universidad Complutense de Madrid (1995-1996). His academic background in economics and language, combined with over two decades of hands-on experience in multifamily real estate acquisition, financing, and asset management, has made him one of the most active multifamily investors on the West Coast.

Investment Thesis & Focus

Raintree Partners, under Hancock's investment leadership, focuses on the acquisition, development, and redevelopment of multifamily residential and mixed-use properties in major West Coast markets, with a particular concentration in California. The firm targets value-add opportunities in existing multifamily communities as well as ground-up Class A development. Raintree's strategy emphasizes properties in supply-constrained California submarkets where renovation and repositioning can drive significant returns. The firm's portfolio ranges from smaller 12-unit properties to large-scale communities with over 600 units, reflecting a flexible approach to deal size. Hancock's original file notes an interest in seed-stage investments, which may indicate involvement in proptech or real estate-adjacent startup investing beyond Raintree's core portfolio activities.
