Background

Adam Aultz is Chief Investment Officer and Co-President of TriGate Capital, a Dallas-based real estate private equity manager, where he leads the firm's investment strategy and manages its acquisitions team. He joined TriGate in 2010 and, per the firm, "has been integrally involved in sourcing, structuring, executing and managing commercial real estate opportunities" for the company and its investment vehicles, in addition to overseeing certain operating-company investments. He sits among TriGate's most senior leadership alongside CEO Jay Henry and COO & Co-President Jeff Yarckin.

Before TriGate, Aultz worked at Brian Gibbs Development, a multifamily real estate development firm, where he specialized in underwriting new multifamily development opportunities and helped manage existing properties. That operating and development background informs TriGate's hands-on, asset-management-heavy approach to repositioning undercapitalized and distressed real estate.

Aultz was educated at Tulane University, earning a B.S. in Management and a Master's degree in Finance (with a focus on real estate and oil/gas) from the A.B. Freeman School of Business.

TriGate Capital specializes in the recapitalization and repositioning of quality commercial real estate assets and companies, emphasizing capital preservation through conservative leverage, an attractive acquisition basis, and accretive business plans. The firm's team has been responsible for acquiring over $11 billion of real estate assets across multiple transaction structures, and TriGate manages a series of discretionary opportunistic funds (TriGate Property Partners I–V), with Fund V its current flagship vehicle focused on Sunbelt investments.

Investment Thesis & Focus

  • Invests in commercial real estate equity and debt, not venture/startup rounds — the core thesis is buying "transitional, undercapitalized, or mismanaged assets where active asset management and strategic recapitalization can create value."
  • Value-oriented, situational investor: TriGate positions itself as providing "execution certainty and creative transaction structuring to sellers of real estate assets," often acquiring at a discount to prior trade or the lender's loan balance (as with Perkins Rowe).
  • Property types: retail (open-air and mixed-use), residential (multifamily and single-family/for-sale land), and industrial.
  • Check size / structure: middle-market equity investments generally in the $5M–$50M range, spanning distressed and value-add assets, real estate loans, platform investments, and recapitalizations.
  • Geography: concentrated in the Sunbelt U.S. and other strategic markets (recent deals in Baton Rouge, Charlotte/Gastonia, Seattle, Houston, Denver).
  • What makes them say yes: conservative leverage, an attractive cost basis, and a clear, accretive repositioning/asset-management plan — often executed with a local operating partner (e.g., Trademark Property Company, Suncrest).

Notable Investments

  • Perkins Rowe (Baton Rouge, LA), May 2025 — acquired and recapitalized a 500,000+ sq ft mixed-use retail/office/multifamily development at a substantial discount, in joint venture with Trademark Property Company (existing operator since 2016).
  • Arcadia — ~251 acres, Gastonia, NC (Charlotte MSA), Dec 2025 — Fund V acquisition of residential land alongside Suncrest; the firms' tenth transaction together and seventh in the Charlotte market.
  • The Meridian (Downtown Seattle), Sept 2025 — Fund V's first investment: acquisition of a loan collateralized by a two-building, 157,665 sq ft retail property.
  • Houston, TX industrial portfolio — Fund V-era industrial acquisition (and a separately completed sale of a Houston industrial asset), reflecting the firm's industrial sleeve.
  • Denver, CO industrial property — completed acquisition of an industrial asset, part of the Sunbelt/strategic-market industrial strategy.
  • CityCentre (open-air retail) — Fund IV completed the sale of this open-air retail destination, an example of a realized value-add retail exit.
  • One & Two Adams Place (Quincy, MA) — two office buildings acquired via a joint venture with Campanelli.
  • McCain Plaza — acquired for ~$23M with planned renovations, illustrating the value-add repositioning model.
