Background

Amer F. Kasm co-founded IRA Capital, LLC in 2010 and serves as its Managing Partner (also titled Principal and Co-Founder). IRA Capital is a Southern California–based private equity firm, headquartered in Irvine, that invests on its own account and on behalf of co-investment partners including pension funds, institutions, and family offices. Kasm directs the firm's investment strategy and oversees its acquisition and portfolio-management processes. The firm has acquired more than seven million square feet across 30+ states, valued in excess of $4 billion, with an overweight concentration in the medical/healthcare real estate sector.

Kasm began his career in commercial real estate in 2002, starting in the multifamily sector at a national brokerage and advisory firm. Over his career he has been involved in the acquisition, financing, and development of projects valued in excess of $5 billion across a range of asset classes including multifamily, retail, office, and industrial. He is also the Founder and President of AZUR Capital (formerly AZUR Realty Partners), a real estate asset-management and advisory firm through which he managed investment, development, and asset-management activities for the firm's own portfolio and a Southern California family office.

He earned a Bachelor of Arts from the University of California, Berkeley, and a Master's in Real Estate Development from the University of Southern California. Kasm is active with several non-profit organizations, including a board seat with the American Cancer Society. According to IRA Capital, its principals collectively hold more than 100 years of real estate experience and have transacted on over $10 billion across asset classes and markets.

Investment Thesis & Focus

  • Core strategy: Commercial real estate private equity with a strategic focus on healthcare/medical real estate, complemented by retail, net lease, multifamily, and land development.
  • Capital structure: Invests across both equity and debt.
  • Fund vehicle: In 2023, IRA Capital launched its flagship closed-end IRA Healthcare Real Estate Fund with a $500M total capitalization, targeting medical properties and senior housing in high-barrier-to-entry, supply-constrained U.S. markets.
  • Track record cited to investors: An average annualized return of ~48% and a net equity multiple of ~1.7x on healthcare real estate.
  • What makes them say yes: High-credit, mission-critical medical assets (surgical hospitals, medical outpatient buildings) leased to strong health-system and physician-group tenants, often via joint ventures with partners such as Oaktree Capital Management.
