Background
Tony Lariño is a hospitality and real estate investment executive with nearly three decades of experience spanning investment banking, real estate private equity, and hotel operations. He began his career in the investment banking group at Morgan Stanley, then moved into hotel development, serving as SVP of Development for Full Service Brands in the Americas at both Starwood Hotels & Resorts and Westmont Hospitality. At Westmont he was a Managing Director who oversaw one of the firm's largest portfolio companies — an 11-property luxury hotel portfolio with more than 6,000 rooms across the United States and Canada.
Lariño joined Rockwood Capital, LLC in 2010 as the firm's head of hotel investments, initially titled Director, Hotels, bringing then more than 14 years of experience in real estate investment, transaction structuring, and business development with a focus on lodging and mixed lodging/residential projects. He was named a Partner of the firm in January 2017. At Rockwood he led the firm's hospitality investing and served as Portfolio Manager for Rockwood Funds VI and VIII, managing value-add real estate funds exceeding $2 billion in assets and completing transactions across the office, retail, and lodging sectors.
He describes having "completed billions of dollars of transactions across the capital stack, both in the US and internationally." As of September 2022 he is Managing Director, Investments at HEI Hotels & Resorts, a hotel owner-operator and investment platform, where he continues to focus on hospitality real estate investment.
Lariño earned his undergraduate degree from New York University and holds an MBA from The Wharton School at the University of Pennsylvania.
Investment Thesis & Focus
- Invests in hospitality and lodging real estate — full-service and luxury hotels, plus mixed lodging/residential projects — the sector he has specialized in for his entire career.
- Operates as an institutional real estate investor (value-add funds), not a seed-stage angel; his deals are across the full capital stack rather than early-stage equity checks.
- At Rockwood, focused on value-add strategies as Portfolio Manager of Funds VI and VIII (funds collectively exceeding ~$2B in assets).
- Brings an operator's lens to underwriting, given prior senior development and operations roles at Starwood and Westmont.
Notable Investments
- Rockwood Fund VI & Fund VIII — served as Portfolio Manager of these value-add real estate funds (>$2B assets).
- Westmont Hospitality portfolio company — directed an 11-hotel luxury portfolio (~6,000 rooms, US and Canada) as Managing Director.
- Completed numerous office, retail, and lodging transactions during his tenure at Rockwood; lodging was his primary focus.
