Background
Ashton Hudson is the President and General Counsel of Rock Creek Capital, a Jacksonville-based alternative asset manager that invests primarily in land across the Southeast and Mountain States on behalf of its clients, while also taking positions in operating businesses. He is additionally a Partner in Value Acquisition Fund, an affiliated acquisition, development, and asset-management company. Hudson has been part of the Rock Creek investment platform for roughly two decades and is responsible for day-to-day operations and for overseeing the negotiation and structuring of the firm's real estate investments.
Before his investment career, Hudson practiced law at Parker, Hudson, Rainer & Dobbs LLP, where his work concentrated on corporate finance, mergers and acquisitions, general corporate law, and securities law. That legal grounding carries through to his current role as the firm's general counsel and to his M&A-oriented deal structuring.
Hudson has held a number of operating and board roles tied to the firm's portfolio and the Jacksonville business community. He was the majority owner and Executive Chairman of Turner Pest Control until its 2018 sale to Anticimex, and the Rock Creek platform has been associated with operating businesses including Advanced Disposal and AccuStaff. He previously served as a director of Forestar Group, Inc. (NYSE: FOR) — sitting on its Audit, Compensation, and Corporate Governance Committees — and as a director and Chairman of the Board of the Jacksonville Electric Authority (JEA), one of the largest municipally owned utilities in the U.S., where he chaired the Audit and Finance Committees. He currently serves on the Florida regional board of Fifth Third Bank and is a director of The Shaw Group, and he has been named to the boards of Live Oak Acquisition Corp. SPAC vehicles.
He holds a B.S. in Business and Accountancy, cum laude, from Wake Forest University (1994) and a J.D., magna cum laude, from Wake Forest University School of Law (1997), where he was Articles Editor of the Law Review and a Cooke Foundation Scholar.
Investment Thesis & Focus
- Core firm activity is value-oriented investing in land and real estate across the Southeastern U.S. and Mountain States, paired with control or significant positions in cash-generating operating businesses.
- As an individual angel investor, he deploys personal capital into early-stage companies in exchange for equity — historically at the seed level.
- Comfortable with operating involvement: his track record (Turner Pest Control, Forestar, JEA) shows a hands-on, board-level, governance-focused approach rather than purely passive checks.
- Legal/M&A background means a strong emphasis on deal structure, securities/corporate-governance discipline, and downside protection.
