Background
Benjamin Cohen has worked in investment real estate since 1997 and is the co-founder and managing principal of Endurance Real Estate Group, LLC, which he and partner William White established in 2002. The firm is based in Radnor, Pennsylvania, in suburban Philadelphia, and concentrates its investment and development activity in the Philadelphia region and the broader Mid-Atlantic. At Endurance, Cohen spends the majority of his time sourcing new acquisition opportunities and establishing and maintaining relationships with the firm's capital partners and lenders, while also serving on the asset-management team overseeing leasing, financial, and marketing functions across the portfolio.
Before founding Endurance, Cohen worked at RFR Holdings, a large privately owned New York City development firm whose portfolio included more than 6 million square feet of Manhattan office space, where he handled acquisitions and asset management including leasing and recapitalization analysis. Earlier, he spent roughly two years at Fortis Advisers in acquisitions and asset management, underwriting development and acquisition deals for joint-venture equity financing, and began his career as a senior auditor at Ernst & Young's Kenneth Leventhal Real Estate Group, serving major development clients.
Cohen holds a Master of Science in Real Estate Development from New York University and a B.S. in Accounting from Tulane University, and he is a Certified Public Accountant (CPA). His accounting background underpins Endurance's underwriting-driven, financially rigorous approach to acquisitions.
Investment Thesis & Focus
- Acquires both high-income (stabilized) and value-add industrial properties, generally in the $5M–$100M asset-value range.
- Invests alongside high-net-worth and institutional equity partners, typically through joint-venture structures — Endurance has partnered repeatedly with Thackeray/Greystar on Philadelphia-area industrial.
- Focuses on light industrial, shallow-bay, warehouse and flex assets in the Philadelphia / Mid-Atlantic market.
- Value-creation playbook centers on buying assets with in-place rents below market and capturing upside through near-term lease rollover, re-leasing, and repositioning.
- Cohen's role is on the sourcing and capital side — originating deals and cultivating lender/equity relationships — so the "yes" hinges on off-market or relationship-sourced industrial deals with a clear value-add angle.
Notable Investments
- Generals Portfolio, West Norriton, PA (Sept 2024) — Acquired (JV with Greystar/Thackeray) a 200,359 sq ft, six-building multi-tenant light-industrial portfolio near King of Prussia; fully leased to 15 tenants with below-market rents for value-add rollover upside. Reported as Endurance's 12th joint venture with Thackeray since 2006.
- ~$24M industrial asset acquisition — Reported by Commercial Property Executive as part of Endurance's ongoing Mid-Atlantic industrial buying program.
- Broader portfolio — Endurance has assembled and repositioned numerous industrial/flex holdings across suburban Philadelphia and the Mid-Atlantic since 2002; see the firm's site for the current portfolio.
