Background
Bill Andrews spent over 23 years at Equity Resource Investments (ERI), a Cambridge, MA real estate investment firm (1280 Massachusetts Avenue), where for roughly half his tenure he served as Head/Co-Head of Acquisitions and sat on the firm's Fund Management Committee. ERI specializes in hard-to-value, illiquid, and highly regulated real estate — secondary-market interests, LP and TIC fractional interests, tender offers, mergers, debt acquisitions and restructurings, preferred equity, and direct property purchases. Andrews built a specialty in exactly these complex, structure-heavy transactions.
During his ERI career he sourced and/or led affordable-housing platform and portfolio acquisitions representing more than $300 million in equity — covering interests in over 50,000 affordable units with an aggregate gross value exceeding $3 billion — and directed over $130 million in market-rate apartment investments. He also provided strategic oversight through board, advisory, and investment-committee roles across various ERI investments.
In 2023 Andrews left ERI to co-found Regenerant Housing Partners, a firm dedicated to affordable and workforce housing. Regenerant's stated mission is "providing liquidity and recapitalization solutions to owners and operators of affordable housing properties" — applying the secondary-market and recapitalization expertise Andrews developed at ERI directly to the affordable-housing owner/operator base.
Andrews holds a B.A. from The College of Saint Rose and a J.D. from Boston University School of Law. He is a full member of the Urban Land Institute (ULI) and serves on the board of the Beacon Communities Charitable Fund.
Investment Thesis & Focus
- Focuses squarely on affordable and workforce housing, offering liquidity and recapitalization solutions to property owners and operators rather than making early-stage operating-company bets.
- Comfortable with complex, illiquid, and regulated structures — LP/TIC fractional interests, entity-level debt and equity, preferred equity, tender offers, mergers, and debt restructurings — the "hard-to-evaluate" deals traditional investors avoid.
- Invests across the capital stack (both debt and equity) and across market-rate and affordable multifamily, with a clear preference for the affordable/workforce segment.
- Values-driven angle: the Regenerant thesis is about preserving affordability while giving owners/operators an exit or recapitalization path, not simply maximizing yield.
Notable Investments
- ERI affordable-housing platforms & portfolios — sourced/led acquisitions totaling $300M+ in equity, spanning 50,000+ affordable units with $3B+ aggregate gross value.
- Market-rate apartment investments — directed $130M+ in market-rate multifamily during his ERI tenure.
- Regenerant Housing Partners deal flow — recapitalization and liquidity transactions for affordable-housing owners/operators (specific closed deals are not publicly disclosed; Regenerant notes a "representative transaction list available upon request").
