Background
Bryn Zeckhauser is Co-Founder, General Partner, and Managing Member of Regenerant Housing Partners, an investment firm focused on affordable and workforce housing. Regenerant describes its role as providing “liquidity and recapitalization solutions to owners and operators of affordable and workforce housing properties” and says it is actively seeking opportunities across the country.
Before founding Regenerant, Zeckhauser spent 16 years at Equity Resource Investments, LLC (ERI), a Cambridge-based real estate private equity firm. Regenerant’s biography says she became the first female partner in ERI’s 40-year history, chaired the Management Committee and predecessor Operating Committee, served on the Investment Committee, and led Business Development. During her tenure, ERI’s AUM grew from approximately $100 million to more than $1.5 billion; she left ERI in 2024 to build her own firm.
Earlier in her career, Zeckhauser worked at McKinsey & Company, for the vice chairman of a Fortune 100 financial services company, and at Kleiner Perkins Caufield & Byers and one of its portfolio companies. Penguin Random House’s author biography also identifies her as a former senior fellow at Harvard University’s Mossavar-Rahmani Center for Business and Government and a principal at ERI.
Zeckhauser holds an A.B. magna cum laude in economics from Harvard College and an M.B.A. with distinction from Harvard Business School, where she won the Robert Jasse Award for Entrepreneurship and Leadership. She co-authored *How the Wise Decide*, a 2008 Crown Business book based on discussions with 21 leaders including CEOs, a prime minister, and a Supreme Court justice; Regenerant says the book has been translated into 11 foreign languages.
Investment Thesis & Focus
- Regenerant focuses on affordable and workforce housing, specifically “liquidity and recapitalization solutions” for owners and operators of those properties.
- The firm says it specializes in acquiring and recapitalizing general and limited partnership interests in existing LIHTC, Section 8, and workforce housing projects.
- Its target situations are complex or illiquid ownership structures where existing owners need liquidity, recapitalization, or a partner with experience in regulated affordable housing assets.
- A 2025 SEC filing by Cottonwood Communities states that a Regenerant joint venture would pursue “the acquisition or recapitalization of general and limited partnership interests in low-income housing tax credit and workforce housing projects.”
- Zeckhauser’s ERI background suggests a preference for structured, value-oriented real estate transactions rather than conventional startup angel investing.
Notable Investments
- Regenerant Venture with Cottonwood Communities: On July 31, 2025, Cottonwood Communities formed a joint venture with Regenerant Housing Partners focused on affordable housing investment opportunities; on August 4, 2025, Cottonwood contributed $11.2 million to acquire partnership interests in three projects, two in Boulder, Colorado and one in Kansas City, Missouri.
- VirZOOM: Equity Resource Investments is listed by Gaebler/VentureDeal as participating in VirZOOM’s $5.5 million seed financing in January 2018; VirZOOM developed virtual-reality fitness and gaming products. This is an ERI investment during Zeckhauser’s tenure, not a deal publicly attributed to her individually.
