Background

Coleman Andrews is the Founder, Chief Executive Officer and Co-Owner of RMWC, a New York-based SEC Registered Investment Adviser and national commercial real estate lender. RMWC provides mortgages, mezzanine debt, and preferred equity capital to commercial real estate owners and developers, and says its team has financed more than $3 billion of real estate-based mortgage, mezzanine, and equity investments since 2008.

Before RMWC, Andrews was a Co-Founding Partner of Bain Capital. RMWC says that during his nine years at Bain Capital and Bain & Company, he advanced from Associate to Partner at Bain & Company and then worked with Mitt Romney on the planning, launch, capital raising, and early fund investments of Bain Capital.

Andrews also held senior operating roles in aviation. From 1986 to 1997, he was Chairman and CEO of World Airways, where RMWC says he led a turnaround through the Gulf War and a severe industry recession. In 1998, he was recruited by the government of President Nelson Mandela to serve as CEO of South African Airways; RMWC states that SAA’s market value increased from R1.5 billion to R7.0 billion during his tenure.

Earlier in his career, Andrews served in the White House from 1975 to 1977, advancing from summer intern to a Presidential appointment by Gerald R. Ford to the staff of the President’s Economic Policy Board. He holds an MBA from Stanford University, where he was named an Arjay Miller Scholar, and a BA from Dartmouth College, High Honors in Economics, magna cum laude, where he was a Rufus Choate Scholar.

Investment Thesis & Focus

  • RMWC focuses on private credit and commercial real estate lending rather than seed-stage technology investing; the available primary sources do not support the stub label of “Angel Investors” or “Seed Round.”
  • RMWC’s stated target customer is experienced commercial real estate owners and developers needing mortgage, mezzanine, or preferred equity capital.
  • The firm states that it seeks “collaboration, clarity, and execution” and aims to build long-standing relationships with borrowers, brokers, and investors.
  • RMWC says it has a “focused, differentiated approach to yield replacement,” primarily through short-term, first-lien, low loan-to-value secured bridge loans to seasoned real estate equity sponsors.
  • First mortgage bridge loans can address cost overruns, deep renovations, opportunistic recapitalizations, lease-up or lease rollover, value-add acquisition financing, quick-close situations, and REO purchases.
  • The firm’s listed loan terms emphasize speed and collateral discipline: 15 to 45 days from application, typical LTV up to 65% for first mortgages, and typical LTV up to 75% for subordinate debt and preferred equity.
  • Property types include predevelopment land, condominium inventory, ground-up construction, multifamily, retail, office, hospitality, light industrial and warehouse, self-storage, special purpose, and mixed-use assets.
