Background
David Ross is a Managing Director at Tremont Realty Capital, where he leads capital-markets and loan-origination activity for the Northeast Region out of the firm's Newton (Greater Boston) headquarters. He is a founding member of Tremont's predecessor business, which was established in 2000, and brings more than 25 years of commercial real estate finance experience. Over his career he has built a reputation for closing highly structured transactions and has worked across nearly every facet of real estate lending — origination, underwriting, workouts, REO management and disposition, and the training of originators and loan analysts.
Before helping launch Tremont's predecessor in 2000, Ross was a Director at Finova Realty Capital, and earlier held commercial banking roles (including at a Bank of America predecessor institution). Today Tremont operates as a division of The RMR Group and originates and manages first-mortgage bridge loans on behalf of its capital sources, most notably the publicly traded mortgage REIT Seven Hills Realty Trust (NASDAQ: SEVN).
Ross earned a Bachelor's degree in Political Science from the University of Rhode Island and a Master of Business Administration from Northeastern University. He is also a CFA® charterholder. He was recognized by Connect CRE among its Top Mortgage Brokers & Lenders (2022), alongside several Tremont colleagues.
Investment Thesis & Focus
- Provides senior first-mortgage bridge debt, not equity — this is a lending mandate, not angel/venture investing.
- Targets middle-market and transitional commercial real estate where a business plan (lease-up, repositioning, or near-term refinance) supports floating-rate bridge financing.
- Asset classes financed include hospitality, self-storage, industrial, student housing, multifamily, and office properties.
- Deal size runs into the tens of millions per loan; in 2023 Tremont originated roughly $137M in first-mortgage bridge loans across five transactions.
- Capital is deployed on behalf of institutional sources, primarily Seven Hills Realty Trust (SEVN), so underwriting emphasizes structured, downside-protected credit rather than growth-equity upside.
Notable Investments
- $50.0M first-mortgage bridge loan to finance the acquisition of an office property in Dallas, Texas (originated via Tremont Mortgage Trust, the predecessor to Seven Hills Realty Trust).
- ~$137M across five first-mortgage bridge loans (2023) financing acquisitions/refinancings of hospitality, self-storage, industrial, and student-housing properties.
- Ongoing origination for the Seven Hills Realty Trust (SEVN) loan portfolio of middle-market and transitional U.S. commercial real estate.
