Background

Duncan Scorey is a real estate and private-equity investment professional with nearly two decades in asset and wealth management. He spent much of his institutional career at Capital Generation Partners (CapGen), a London-based private investment office serving ultra-high-net-worth clients, which he joined in 2008 from AXA UK, where he had overseen the company's direct property and private equity programmes. At CapGen he served as Director of Investment Research, leading the firm's private equity, real estate and fixed income research function — identifying managers and strategies across those asset classes, overseeing roughly $430 million of investments across client portfolios, managing general-partner relationships, and representing clients on several advisory boards.

He was educated as an engineer, holding a BEng in Electrical Engineering from Imperial College London, and later earned an MBA from the MIT Sloan School of Management. More recently he completed an MSt in Interdisciplinary Design in the Built Environment (also described as Sustainability Leadership in the Built Environment) at the University of Cambridge, reflecting a pivot toward sustainability and technology in real estate. He is a CFA charterholder and a Member of the Royal Institution of Chartered Surveyors (MRICS).

Scorey subsequently founded Kea Real Estate Ltd, where he is Founder and Managing Director. Kea combines two activities: strategy consulting for commercial property operators and investors, and angel/pre-seed investing in proptech. He established the firm on the principle that "excellence in commercial real estate requires both a multi-disciplinary approach and pragmatic, occupier-led technology integration." Companies House records list him (Duncan Christopher Scorey, British/Irish, born February 1977) as a director of the company.

Beyond his commercial work, he serves as a pro bono strategic adviser through the Pilotlight programme, coaching and mentoring charity leaders and their boards (supporting St Mary's, a charity in North London).

Investment Thesis & Focus

  • Invests as an angel / pre-seed backer of early-stage "proptech"/"realtech" ventures through Kea Real Estate.
  • Thesis in his own framing: Kea "looks for opportunities to invest in early stage 'proptech'/'realtech' ventures" that share the goal of making commercial real estate "more productive, environmentally sustainable and inclusive," believing that "using technology in thoughtful and lateral-thinking ways is a catalyst for that change."
  • Founder-team-quality led: Kea "considers itself a 'founder team quality'-led firm, reflecting their prior experience that getting the right individuals working well together is the critical step" — i.e., he weights team over almost anything else at pre-seed.
  • Stated interest areas include flexible offices, hotels, listed REITs, architecture and design, innovative materials and construction techniques, data-science applications to real estate, and modular building technology.
  • Strong sustainability/ESG lens, informed by his Cambridge study of sustainability leadership in the built environment and expertise in ESG analysis and reporting.
  • Deep operator/allocator background (CFA, MRICS, ex-CapGen investment research over PE/real estate/fixed income) means he brings institutional diligence to seed-stage deals.

Notable Investments

  • Specific named portfolio companies for Kea Real Estate are not publicly disclosed in the sources reviewed; Kea describes its activity as early-stage proptech/realtech angel and pre-seed investing rather than publishing a portfolio list.
  • At Capital Generation Partners he was responsible (as an allocator, not a founder-stage angel) for overseeing roughly $430m of client investments across private equity, real estate and fixed income managers.
