Background
Greg Merage is the Chief Executive Officer of MIG Real Estate, the real estate arm of MIG Capital, the Newport Beach investment firm established by the Merage family. He provides overall strategic investment direction and leads the firm's operational and investment activities, bringing more than 25 years of experience managing and executing strategies across both residential and commercial property. Under his leadership the platform has grown to more than 10 million square feet of real estate, nearly 7,000 multifamily units, over 4 million square feet of industrial/flex, office/medical and grocery-anchored retail, and roughly 1,100–1,700 hotel keys concentrated in the Sunbelt and Western U.S.
Greg is a member of the extended Merage family — commonly identified as the nephew of Paul Merage — the family that built Chef America, inventor of the Hot Pockets microwavable snack. Chef America was sold to Nestlé in 2002 for approximately $2.6 billion, and the proceeds seeded MIG Capital. The firm's public-markets business (a long/short and, more recently, a long-only ETF strategy under the ticker MIGO) is run by portfolio manager Richard Merage, while Greg leads the real estate side.
He holds a B.S. in Real Property Development from the University of Southern California, an MBA in Finance, Strategy and Marketing from the Kellogg Graduate School of Management at Northwestern University, and is a graduate of the Advanced Management Development Program in Real Estate at Harvard University's Graduate School of Design. He is a member of the Young Presidents' Organization (YPO), and has been recognized on the Orange County Business Journal's OC500 list of influential business leaders (2024 and 2025).
Note on the "Angel Investor / Seed Round" label: the stub data characterized Greg Merage as an angel investor focused on seed rounds. Verified primary and press sources instead describe him as a real estate private-equity executive. Founders seeking seed capital should treat the angel/seed designation with caution; his verified activity is direct real estate investment, not startup equity.
Investment Thesis & Focus
- Invests directly in real property across multifamily, industrial/flex, office and medical office, grocery-anchored shopping centers, and hospitality assets.
- Targets the Sunbelt and Western U.S. growth markets rather than a single metro.
- MIG Capital's broader philosophy emphasizes "operational investing" — building deep operating knowledge of an asset or business and acting on mispricings — an approach Greg applies to acquisitions, repositioning, and management of the real estate portfolio.
- Pursues both stabilized income-producing assets and value-add opportunities that can be improved through active operations.
Notable Investments
- Avila — multifamily community in Newport Beach, California.
- Newport Palms — multifamily property in the Newport Beach area.
- Diversified regional portfolio — apartment communities, industrial/flex, office/medical office, and grocery-anchored retail across Arizona, Colorado, Hawaii, Nevada, Texas, Utah, Washington, and Wyoming, plus roughly 1,100+ hotel keys.
