Background
Jim Merkel is the CEO and a co-founder of Rockbridge, a Columbus, Ohio–based hospitality investment firm. He holds a Bachelor of Arts from the University of Michigan. After his junior year there, he took an internship with Banc One Capital Markets (Banc One Capital Partners) in Columbus. When Banc One was sold in 1999, Merkel — then just 25 years old — joined with partners John Callantine, Stephen Denz and Kenneth Krebs to found Rockbridge as a private equity firm specializing in hospitality investment.
Merkel became CEO in 2008 and over the following years transformed Rockbridge from a pure investment platform into a vertically integrated group of affiliates that invest in, design, develop, operate, and lend to hotels. Over roughly 25 years the firm has raised eight to nine hospitality-focused funds and executed 300+ hotel investments (over 400 total transactions) across 39 states, with cumulative deal volume cited at more than $10–11 billion and assets under management in the $4.3–4.8 billion range (14,000+ rooms across 300+ assets). He also founded RBHD, an in-house hotel development and construction-management affiliate that has completed billions in renovation and ground-up construction.
Beyond pure investing, Merkel pushed Rockbridge into independent luxury/lifestyle hotels, helping spin up operating partner Makeready to create and run experiential, restaurant- and culture-forward properties. He sits on (or has served on) industry boards including Marriott and Hilton owner advisory councils and the American Hotel & Lodging Association, and has been recognized as Central Ohio C-Suite Executive of the Year (2018) and on regional "Top CEO" and "Power 100" lists.
Merkel is also well known philanthropically. In 2012 he created RTRX, an annual innovation/leadership experience whose profits (more than $6–7 million to date) fund high-risk cancer research (benefiting Pelotonia). He has been the top individual national fundraiser for Big Brothers Big Sisters of Central Ohio's Bowl for Kids' Sake, raising more than $1.5 million.
Investment Thesis & Focus
- Opportunistic, value-add hospitality: Rockbridge's core competency is acquiring undercapitalized, underinvested hotels that current owners are disinclined to reinvest in, then repositioning them to unlock value.
- Full-lifecycle ownership: Unlike a passive allocator, the firm invests, designs, develops, operates (via affiliates like Makeready), and lends — a vertically integrated model.
- Independent lifestyle hotels: A deliberate push into independent luxury/lifestyle properties emphasizing authentic restaurant, bar, and culturally relevant guest experiences.
- Strong brand flexibility: Operates across major brand families (Marriott/Autograph Collection & Tribute, Hilton/Curio, Hyatt) as well as fully independent flags.
- Guiding principles ("R20" / R-themes): Relevance, Relationships, Resilience, and Responsibility — framed as "slowing down to move forward, being reflective, and planning for the future."
- Disruption as opportunity: Merkel's stated view (PERE, 2024) is that despite hospitality-sector challenges, "there are significant opportunities for well-capitalized owners."
