Background
Jason Krotts is the co-founder and principal of Real Estate Development Associates, LLC (REDA), a Newport Beach–based commercial real estate investment and development firm he built alongside co-founder and principal Bill Goltermann. Under his leadership, REDA has directed approximately $785.9 million of equity into ventures now carrying a stabilized value of nearly $4.1 billion, and the partners have completed more than 15 million square feet of development. The firm focuses on acquiring and developing e-commerce, logistics, and distribution facilities — as well as office and residential product — across Southern California's core markets.
Before founding REDA, Krotts served as Vice President of Acquisition and Development at Lowe (Lowe Enterprises), a prominent Los Angeles–based real estate investment and development firm. He began his career at CBRE, the global commercial real estate services company, where he worked on a team that facilitated building sales and leasing transactions totaling over 10 million square feet and roughly 2,000 acres of land.
Krotts holds a bachelor's degree from Chapman University (in business communications). He is a founding board member of the Argyros School of Business and Economics' Master of Science in Real Estate Development program, and in 2021 he received Chapman University's Distinguished Alumni Award. Earlier in his career, in 2007, he was named one of Southern California Real Estate magazine's "Top 30 Under 30."
Investment Thesis & Focus
- Invests as a developer/principal, not a startup angel — capital goes into ground-up development and value-add acquisition of physical commercial real estate, chiefly industrial/logistics.
- Strategy centers on "creating value through transformation" by targeting supply-constrained Southern California submarkets (Orange County, Inland Empire, Mid-Counties, South Bay, San Diego).
- Concentrates on e-commerce, logistics, and distribution facilities, alongside office and, through the REDA Resi arm, residential development.
- Frequently partners with institutional capital (e.g., Clarion Partners, Bascom Group) to recapitalize and build large speculative industrial projects.
- Publishes acquisition criteria on the firm site for sellers/brokers, signaling an appetite for infill industrial land and repositionable assets in its target metros.
Notable Investments
- West Ontario Commerce Center — 2.6M-sq-ft, six-building industrial park recapitalized with Clarion Partners; Building One (~1.182M sq ft) broke ground on spec in 2018.
- 500,000-sq-ft speculative industrial development (Southern California) — broke ground in 2017 in partnership with The Bascom Group.
- 3M+ sq ft of industrial space — REDA announced ground-breaking on more than 3 million square feet of industrial development across California (2018).
- Ontario Ranch Business Park — Phase 1 completed with temporary Certificate of Occupancy from the City of Ontario (2024).
- Union Commerce Center (Boyle Heights, Los Angeles) — infill industrial development advancing through tilt-up construction in 2024.
- Puente Hills Mall acquisition — associated with $115M financing arranged by JLL for the acquisition of the Southern California mall site.
