Background
Jonathan Falik is the Founder and Chief Executive Officer of JF Capital Advisors, a hospitality-focused capital markets and advisory firm founded in April 2004. The firm says it specializes in strategic and capital-market solutions for the hotel and mixed-use sector, including equity and debt placement, asset acquisitions and dispositions, portfolio transactions, JV structuring, asset management, brand and management-company evaluation, and strategic advisory work.
Before returning to JF Capital Advisors, Falik was Senior Managing Director and Head of Hospitality Capital Markets at BGC Real Estate Capital Markets and simultaneously Head of Hotel Investment Sales for Newmark Grubb Knight Frank. Earlier, he was Managing Director and Head of the Lodging and Leisure Investment Banking group at Cantor Fitzgerald & Co. Before founding JF Capital in 2004, he worked as an investment banker at Bear Stearns in the Gaming, Lodging and Leisure Group, and began his career as a CPA at Price Waterhouse.
Across his career, Falik has worked on transactions involving more than 2,000 hotels and more than $35 billion of transaction value, according to FIU and JF Capital materials. JF Capital reports that roughly $34 billion of that work was completed as advisor or placement agent and $1 billion as principal or investor. He also led the acquisition or development of 25 hotels with more than 5,500 keys and approximately $1 billion of aggregate cost, and served as CEO of Eagle Hospitality Trust, a 13-property private REIT.
Falik received a BA in economics from Rutgers College and an MBA from Columbia Business School. He has been an adjunct professor at NYU’s Real Estate Institute, is listed by FIU as part of its Hospitality Real Estate Advisory Board, and has taught or lectured on hotel finance and hospitality capital markets. FIU also notes that he spent several years on the board of the Boutique & Lifestyle Lodging Association and is on the board of the International Luxury Hotel Association.
Investment Thesis & Focus
- JF Capital’s focus is hospitality transactions where capital structure, brand/manager strategy, repositioning, or ownership complexity matter. Its stated work includes acquisitions and dispositions, portfolio transactions, JV structuring, asset management, brand/management-company evaluation, and capital markets advisory.
- The firm says it helps “owners, developers, property managers, fund sponsors, and investment managers raise equity and debt capital for acquisitions, restructurings, recapitalizations, and development.”
- Falik’s strongest fit appears to be hotel real estate and lodging operating assets, not general seed-stage venture. I found no verifiable evidence that he is an active generalist angel investor making seed-stage startup checks.
- JF Capital emphasizes small-team execution and problem-solving on complex deals, saying it focuses on the parts of a transaction most likely to cause problems or delays.
- Sector focus includes boutique, lifestyle, independent, branded, and luxury hotels; JF Capital lists brand experience across Hilton, Hyatt, Marriott, Starwood, Wyndham, Four Seasons, Ace, PUBLIC, Thompson, W, Westin, and others.
- Falik has spoken publicly about hotel capital markets, borrowing costs, leverage, RevPAR pressure, and the need for hotel owners to be organized when seeking financing.
