Background

Jonathan James is a UK chartered surveyor and commercial real estate investment professional who led the real estate activities of Floreat Group. He joined Floreat in July 2016 from Grosvenor Britain & Ireland, where he served as Head of Investment for Grosvenor's ~300-acre Mayfair and Belgravia estate — one of the most valuable private property portfolios in London. At Floreat he rose to Managing Director and Head of Real Estate, having initially carried the title Investment Director.

Earlier in his career he was Director of Capital Markets at DTZ (the international property advisory firm) and Managing Director of Marchfield Properties, giving him a background that spans agency/advisory capital markets and principal-side investment and asset management. He holds a BSc in Land Use Planning and Management/Development from the University of Reading (1992–1995), a well-regarded UK real estate degree, and is a qualified chartered surveyor (RICS). He appears on the FCA Register (Jonathan Mark James).

At Floreat, James oversaw acquisitions and disposals made through the Real Assets (RA) Global Opportunity Fund vehicles advised by Floreat Real Estate Limited, working alongside Floreat Real Estate colleagues such as Managing Director Clive Thomas. After his period leading Floreat's real estate business (roughly 2016–2021), he became owner/principal of Blackdown Capital, continuing to work in the UK real estate sector.

Investment Thesis & Focus

  • Invests as a principal in direct commercial real estate, not in startups — despite some third-party databases mislabeling him as an "angel investor / seed round" backer.
  • Focus on income-secure assets and value-add opportunities: well-let buildings with long-term income, plus repositioning plays where returns can be driven through active asset management.
  • Strong appetite for off-market transactions in London and the UK South-East, with selective interest in UK regional "growth cities."
  • In his own words on the One Park Lane disposal: *"This transaction enables us to recycle capital into value add opportunities in selected UK growth cities where we can drive performance through asset management."* — a clear statement of a buy, improve, and recycle-capital strategy.
  • On the same deal he noted the strategy of holding *"well secured long-term income"* and reading *"the depth of investor demand"* — indicating a disciplined, yield- and covenant-focused underwriting style.

Notable Investments

  • 33 Grosvenor Street, London (2016) — Floreat's Real Assets Global Opportunity Fund I acquired this ~11,437 sq ft Mayfair building (125-year leasehold) from Grosvenor Britain & Ireland; it also serves as Floreat Group's own London office. A marquee prime West End acquisition made shortly after James joined.
  • One Park Lane, Hemel Hempstead (sold June 2017) — ~99,000 sq ft town-centre office building sold freehold to Bourne Leisure (its HQ) for ~£19m at a 6.43% net initial yield, with 11.4 years of income to four tenants. James, then Investment Director, led the disposal for the fund.
  • Spencer House, 23 Sheen Road, Richmond (2020) — Off-market acquisition of a multi-let office building for £18.75m, reflecting a 6.13% net initial yield and ~£684 per sq ft — an example of his off-market, income-plus-asset-management approach.
