Background
Jonathan Rodbell is a native Atlantan who co-founded Atlanta Property Group in 2003 and serves as a Partner. Within the firm's four-partner, employee-owned structure, he focuses on strategic initiatives including capital relationships and reducing the carbon footprint of the portfolio. Since its founding, APG has owned or operated more than 50 assets totaling roughly 10 million square feet across Atlanta and other Sunbelt markets, reporting a 23% weighted-average IRR and a 2.0x equity multiple on the 23 principal investments it had sold through 2023.
Before forming APG, Rodbell spent four years as Vice President of Apex Supply Company, a building-materials distributor founded by the Rodbell family in 1949 and acquired by The Home Depot in 2000. He began his career in the acquisitions departments of two prominent real estate investors — JMB Realty in Chicago and Lazard Frères Real Estate Investors in New York — grounding him in institutional real estate investing before returning to Atlanta.
He earned a B.S. from The Wharton School of the University of Pennsylvania and is a graduate of The Westminster Schools in Atlanta. Rodbell is deeply involved in Atlanta civic life: he is Chairman of the Buckhead Coalition, sits on Westminster's Board of Trustees, and is a member of the Rotary Club of Atlanta and a Urban Land Institute (ULI) product council. His prior board and organizational involvement includes the Jewish Federation of Greater Atlanta, Camp Sunshine, and the Young Presidents' Organization (YPO).
APG operates with what it describes as institutional discipline and a lean, agile structure, partnering with top-tier capital sources including Angelo Gordon, Oaktree Capital Management, Bank of America, Truist, New York Life, and Guggenheim.
Investment Thesis & Focus
- Invests as an owner-operator in office and industrial commercial real estate, primarily in Atlanta and broader Sunbelt/Southeast markets — not in startups or venture rounds.
- Pursues value-add and opportunistic strategies with "institutional discipline," backed by a track record of a 23% weighted-average IRR and 2.0x equity multiple on realized principal investments through 2023.
- Has re-entered and is actively growing the industrial/logistics sector, publicly signaling intent to invest on the order of ~$100M of committed equity into Southeast distribution facilities.
- Emphasizes sustainability / lower carbon footprint across the portfolio as a stated strategic priority, an area Rodbell personally leads.
- Sees the dislocated office market as an opportunity — APG has been positioned to acquire well-located office assets trading at discounts amid market distress.
Notable Investments
- Greenville, SC industrial facility (May 2025) — 173,000 SF acquisition expanding APG's Southeastern industrial footprint; part of a long-term strategy to diversify into regional logistics markets.
- Metro-Atlanta infill industrial portfolio (~2023) — acquired for $48.7 million, marking APG's expansion into the industrial sector.
- Three-facility industrial acquisition — ~545,000 SF of industrial assets acquired as part of the firm's Southeast distribution buildout.
- Buckhead / Atlanta office assets — APG has been an active office owner-operator across Atlanta submarkets, including value-oriented purchases during the distressed office cycle (e.g., a Marietta-area purchase noted in 2023).
- Over its history, APG has owned or operated 50+ assets (~10M SF) and realized 23 principal investment exits through 2023.
