Background

Joshua Hall co-founded Calvert Street Capital Partners in Baltimore in 1995 and remains one of the firm's most senior figures, serving as Senior Partner and Chairperson of its Executive Leadership Committee. Over roughly three decades he has been central to raising, investing, and managing the firm's private equity and mezzanine capital — the firm reports having invested over $1 billion in 135+ companies since inception, with Hall personally credited with helping raise, invest, and manage several hundred million dollars of that total.

Before founding the firm, Hall spent his early career at The Chase Manhattan Bank, N.A., which he joined in 1985 and where he rose to Managing Director by 1994. During that period he worked in London running Chase Capital Europe, the bank's European merchant banking group, and in New York with Chase Capital Partners — experience that shaped the firm's later focus on partnering with owner-operators and management teams in the lower middle market.

Hall earned a Bachelor of Science in Economics from The Wharton School at the University of Pennsylvania (1981–1985). Beyond investing, he serves as a trustee or board director of several Mid-Atlantic family-owned private companies and trusts, and is active in community organizations, including board service with the Cystic Fibrosis Foundation of Maryland.

In March 2024 the firm rebranded from Calvert Street Capital Partners to Calvert Street Investment Partners to reflect its evolution into a multi-strategy platform, splitting its activity into two named businesses: Crescentia Capital (equity buyouts) and Parkway Capital (mezzanine).

Investment Thesis & Focus

  • Backs established, cash-flow-positive lower-middle-market companies, not startups — control buyouts through Crescentia Capital and mezzanine/junior capital through Parkway Capital.
  • Concentrates on industrial services, infrastructure services, and specialty manufacturing — businesses providing "critical or essential services to the industrial and infrastructure end markets."
  • Targets companies with roughly $15M–$100M in revenue and $3M–$15M of EBITDA, deploying about $10M–$40M of equity per platform investment.
  • Emphasizes partnership with families and owner-operators, supporting "profitable growth and organizational transformations" rather than turnaround or distressed plays.
  • Firm framing: "'Calvert Street' represents the firm's rich history since its founding in Baltimore in 1995, while 'Investment Partners' describes the firm's deep investment acumen and spirit of partnership." Hall himself has said the firm shows "commitment to the team and to the markets that we serve."

  • Rowland, Inc. — provider of underground infrastructure services (platform investment).
  • AllClear Underground Solutions — underground utility / infrastructure services.
  • D2K Traffic Safety Services — traffic safety and infrastructure services.
