Background

Kyle J. Funsch joined Procida Funding & Advisors in 2009, hired personally by founder William "Billy" Procida, who knew him from their shared Dumont, New Jersey neighborhood — consistent with Procida's relationship-driven hiring philosophy. Procida Funding is a real estate capital provider founded in 1995 that, through its open-ended "100 Mile Fund" (launched in 2011), originates and purchases mortgages and makes direct debt and equity investments in real estate and operating businesses, primarily across the New York tri-state region.

At the firm Funsch rose to Principal and was described by Procida himself, in a June 2015 NJBIZ profile, as "the partner in charge of originations." In that role he managed deal flow — typically juggling 30 to 40 deals at various stages — fielding inbound leads, structuring financing solutions, and performing preliminary due diligence before handing transactions to the firm's closing team. He was credited with closing well over $200 million in transactions and was named as a principal of the firm in SEC Form D filings, private placement memoranda, and on the company's website.

Funsch's tenure ended in a notable dispute. According to New Jersey court records, he left Procida Funding in December 2015 and subsequently sued the firm and Billy Procida, claiming he had been promised an equity stake in May 2011 that was never delivered. A trial court ruled against him in April 2019, finding the evidence showed he did not have — and knew he never had — an equity interest in the firm; the New Jersey Superior Court, Appellate Division affirmed that ruling in 2020. (Because of this departure, his Procida-domain contact details should be confirmed before outreach; he is no longer listed on the firm's current team page.)

Investment Thesis & Focus

  • Provides bridge, construction, mezzanine and preferred-equity capital for real estate projects — filling the gap left by conventional bank lenders, with transactions historically ranging from roughly $1.75M to $130M.
  • Invests where deals fit within ~100 miles of New York City (the "100 Mile Fund"), concentrating on NY, NJ, PA and CT.
  • Emphasizes speed, flexibility and creative structuring over rigid credit-box lending. In his own words: *"We look at things more entrepreneurially. We don't just say no. We look at a way to get the deal done."*
  • Values repeat relationships as a signal of doing right by clients: *"repeat clients shows that you're doing the right thing and being successful."*
  • Underwrites the sponsor and the project's path to completion, doing hands-on due diligence and reviewing projects (e.g., ground-up urban construction) before committing capital.

Notable Investments

  • Charles Florio / Paterson, NJ portfolio — Procida's relationship with developer Charles Florio grew from a single $180,000 loan in 2009 into more than $20 million of completed urban-renewal deals, a flagship example of the firm's repeat-sponsor lending that Funsch helped originate.
  • River Park Estates — a multifamily property financed by Procida's 100 Mile Fund, cited in Multi-Housing News coverage of the fund's activity.
  • 100 Mile Fund bridge loan ($1,750,000) — representative of the smaller bridge financings the fund provides to real estate borrowers.
  • 2014 originations of $86M+ — the 100 Mile Fund closed over $86 million in loan originations in 2014 during Funsch's tenure leading originations.
