Background
Mark Collins was recruited by Patron Capital in March 2012 as Chairman of its UK investment activity, tasked with leading the firm's UK commercial real estate ambitions at a time when Patron was preparing a roughly £1 billion, twelve-month deployment programme. In that role he oversaw acquisitions of distressed properties across healthcare, hotels, leisure and development, as well as more complex corporate situations, working alongside a ~35-person investment team on deals with equity tickets typically between €30 million and €90 million.
Before joining Patron, Collins spent about two years at Lloyds Banking Group, where he was Managing Director of the "solutions" team within the bank's Business Support Unit (the workout/recovery function) until September 2011 — a role that gave him deep exposure to distressed and restructured property loans in the aftermath of the financial crisis. Earlier in his career he was Chief Operating Officer at Land Securities, one of the UK's largest listed REITs, and before that a Senior Managing Director at GE Capital Real Estate. Founding partner Keith Breslauer cited Collins's "wealth of experience within property and financial institutions" at the time of his hire.
Patron Capital itself was founded in 1999 by Keith M. Breslauer and has grown into one of Europe's leading opportunistic real estate managers, having raised over €5 billion in equity since inception and managing around €4 billion across its LP I–VII fund series plus the Women in Safe Homes Fund. The firm invests through a network of roughly 90 local partners across Western Europe, with its main advisory hub in London and additional offices in Luxembourg, Portugal and Spain, and reports a long-run gross IRR of around 15% over 25 years. Collins is currently listed on Patron's team page as a Senior Adviser, indicating he has moved from the front-line UK chairman role into a more advisory capacity.
Investment Thesis & Focus
- Invests directly in real estate and property-backed businesses, not startup equity — the "Angel / Seed" label in the source stub does not match this investor or firm.
- Targets opportunistic and value-add situations: undervalued, distressed, mispriced or operationally complex assets where active management can create value.
- Sector appetite under his UK remit spans healthcare, hotels, leisure, residential, development and complex corporate/credit situations with underlying property backing.
- Works at a mid-market scale — equity commitments generally €30–80/90 million per deal — often via acquisitions, joint ventures and restructurings rather than passive holdings.
- Patron's stated approach is thematic and "granular" — buying at a discount to replacement cost through local partner networks across Western Europe rather than chasing prime core assets.
Notable Investments
- Cala Group — UK housebuilder, a Patron Capital acquisition/investment.
- Powerleague — operator of five-a-side football centres, a Patron portfolio company.
- UK distressed real estate portfolios — healthcare, hotels and leisure assets acquired during Patron's post-crisis UK buying programme, the mandate Collins was hired to run.
- Women in Safe Homes Fund — Patron's impact fund providing housing for women at risk of homelessness or fleeing abuse.
- Real estate credit / direct lending — Patron's newer strategy that completed its first UK transactions, deploying about £107 million across two loans.
