Background
Oxford Properties Group was founded in 1960, is headquartered in Toronto, and is the global real-estate investment arm of OMERS, one of Canada's largest defined-benefit pension plans. It owns, develops and manages office, life-sciences, logistics, retail, hotel and residential assets worldwide. The three individuals in this record each ran one of Oxford's major regional platforms.
Paul A. Brundage joined OMERS' real-estate business in 1998 and moved to Oxford after OMERS acquired it in 2001. He first led asset management and operations for the ~50-million-sq-ft Canadian portfolio, then in 2008 relocated to London to launch Oxford's European business. Over roughly 12 years he built a ~100-person, £8.2 billion platform with teams in London, Paris, Berlin, Luxembourg, Singapore and Sydney. Effective 1 October 2020 he moved up to parent company OMERS as Deputy Chair, Investments. He holds a BA (Hons) in Economics and Geography from the University of Toronto, an MA in Urban and Regional Analysis from SUNY, and a UBC diploma in Urban Land Economics; he is a Fellow of RICS, a former President of the British Property Federation, and now serves as an Executive-in-Residence at the Rotman School of Management and a senior advisor to Oxford's Get Living / build-to-rent business.
Neil Jacob ran Oxford's US expansion. He began in real estate in 1982 with Trammell Crow Company in Atlanta, becoming a partner in its industrial group in 1986; joined Trizec/Hahn in 1992 to run its ~15-million-sq-ft Eastern North American portfolio; and in 1997 founded Chatham Capital Partners, a real-estate investment and consulting firm. He joined Oxford in 2007 to open and lead its US business, which grew to about US$16.9 billion over the following decade, and in 2018 was elevated to head of Oxford's North American portfolio. He holds a BA in Economics from Brown University and is today Founder & Managing Principal of MRP New England.
Michael Kitt (CFA) led Oxford's Canadian region and served as CFO of the firm's global real-estate development and investment arm. He started in the investment industry in 1992 and, in August 2018, left Oxford/OMERS to join RBC Global Asset Management, where he is Vice Chairman of Private Markets, overseeing RBC GAM's real-estate, infrastructure and mortgage-fund programs and acting as portfolio manager of the RBC Canadian Core Real Estate Fund.
Investment Thesis & Focus
- These are institutional real-estate investors, not venture/angel investors — they deploy pension capital into buildings, developments and real-estate operating platforms, not startup equity.
- Property-type focus: modern office, life sciences/lab, logistics & industrial, multifamily and build-to-rent, retail and mixed-use — with a strong development and value-creation bias rather than passive holding.
- Scale: large single-asset and platform investments; Oxford targets city-defining projects (e.g., Hudson Yards) and building/scaling regional books measured in the billions.
- Brundage's stated approach emphasized building durable, well-diversified platforms with local operating teams across gateway cities and generating outsized long-term returns for OMERS members — an owner-operator, "develop and hold quality" philosophy rather than opportunistic trading.
- Kitt's current mandate at RBC GAM centers on core real estate, infrastructure and mortgages for institutional and retail investors — a defensive, income-plus-appreciation profile.
