Background
Michael Maturo is a founding Managing Partner and President of RXR, a multi-billion-dollar private real estate operating and development company led by Scott Rechler. He develops and implements RXR's corporate strategy and oversees property operations, the firm's investment-fund and asset-management businesses, and all capital-markets activities. He served as RXR's Chief Financial Officer through 2019 before continuing as President. Across his combined tenure at Reckson and RXR he has completed a very large volume of capital-markets transactions — figures cited in interviews and firm materials range from roughly $37 billion to over $50 billion.
Maturo began his career in 1983 at Kenneth Leventhal & Company, a real estate consulting, audit and tax firm (later merged into Ernst & Young as EY Kenneth Leventhal), where he spent roughly a decade learning real estate development, financial structuring and tax. In December 1994, as Scott Rechler was taking Reckson Associates Realty Corp (NYSE: RA) public, Maturo was recruited to become its CFO — becoming the first non-family member to enter Reckson's executive ranks. He served as President and a board member of Reckson from 1995 until January 2007.
RXR was formed following the sale of Reckson to SL Green — one of the largest public-to-private REIT management buyouts in the industry's history. At RXR, Maturo is a principal and investment-committee member across the firm's funds, including the RXR Real Estate Opportunity Fund, RXR Real Estate Value Added Fund (and Value Added Fund III), and the RXR New York Metro Emerging Sub-Market Venture. The firm has raised billions in institutional capital and acquired a large portfolio of New York-area assets.
Maturo studied at Seton Hall University. Beyond RXR he holds numerous board and civic roles, including First Vice Chairman of the Long Island Association (and chair of its Economic Development Committee), Chairman of the Catholic Foundation of Long Island, a director of the Cold Spring Harbor Laboratory Association, a director of the National Italian American Foundation, and a member of the Real Estate Roundtable.
Investment Thesis & Focus
- Institutional real estate investing across the risk-return spectrum: ground-up development, redevelopment, core-plus acquisitions, and real-estate lending — designed to serve institutional investors seeking varied risk profiles.
- "Seeing the trends before they happen" — RXR positioned in Midtown South and Downtown Manhattan ahead of their appreciation, and moved early into "urban-suburban" markets (Yonkers, New Rochelle) pitched as affordable alternatives at roughly one-third to one-half of Manhattan cost.
- Operator-as-lender edge: "by our understanding of real estate we can be more of a flexible lender, act with speed and be more additive to a project by having that operational experience."
- Capital-markets optimism for quality sponsors: he has argued that "financing [is] available in the market for good sponsors and good projects," and sees opportunity in construction-financing gaps and recapitalization demand as older debt matures.
- Note for founders: he does not operate as a tech/startup angel writing seed checks — his "yes" is grounded in institutional real estate fundamentals, sponsor quality, and long-term value creation.
Notable Investments
- Reckson → SL Green buyout — Maturo helped engineer the sale of Reckson Associates Realty Corp to SL Green (closed ~2007), one of the largest public REIT management buyouts; the proceeds seeded RXR's founding.
- Pier 57 (Manhattan) — major mixed-use redevelopment of the Hudson River pier.
- 75 Rockefeller Plaza — office repositioning/redevelopment in Midtown Manhattan.
- 1285 Avenue of the Americas — large Midtown office asset.
- RXR investment funds — Opportunity Fund, Real Estate Value Added Fund / Value Added Fund III, and the New York Metro Emerging Sub-Market Venture, through which he sits on the investment committee.
- RXR platform overall — reportedly raised several billion dollars and acquired an estimated ~$15 billion in assets since formation.
