Background
Michael A. Torres is the co-founder, CEO, and a portfolio manager of Adelante Capital Management, an Alameda, California–based institutional investment manager focused on publicly traded real estate securities. He earned both a B.A. in Architecture (1982) and an M.B.A. from the University of California, Berkeley. Rather than practicing architecture, he moved into real estate finance — an interest seeded by his family's investments in Los Angeles apartment properties — beginning his career originating commercial mortgages at Prudential Mortgage Capital in 1986 before working on national accounts at Prudential's corporate office in Newark.
In 1990 Torres joined Wilshire Associates, where he served as director of real estate research and a portfolio manager. There he created the Wilshire Real Estate Securities Index (the Wilshire REIT Index), launched in 1991 and widely recognized as an industry-standard performance benchmark that helped define the modern REIT era. In February 1995 he joined a start-up investment-management firm and grew its assets under management to roughly $1.7 billion before it was acquired in 2002.
Named CEO in 2002, Torres orchestrated a management buyout in 2004 after the parent company decided to exit the business, rebranding the firm as Adelante Capital Management — "adelante" meaning "forward" in Spanish. He has described the motivation for the buyout as a "duty of loyalty to my clients," saying he "needed to secure the firm's independence." Adelante has managed on the order of $2 billion in real estate securities for public and private pension funds and high-net-worth clients, and has been cited as one of only a handful of Hispanic-owned institutional investment-management firms in the U.S. Torres has more than 30 years of real estate and securities-research experience.
Beyond Adelante, Torres is active as a director and advisor. He sits on the board of directors of CBL Properties (a public retail REIT, appointed June 2023), Renova Therapeutics (a gene-therapy biotech), and Colovore LLC (a Bay Area data-center colocation company), and serves on the advisory board of BEE Partners LP, a pre-seed/seed-stage venture firm. He has also been an investment-committee member of the Stern Grove Festival Foundation, a former UC Berkeley Foundation trustee, and has served on the President's Advisory Council of Cristo Rey De La Salle High School.
