Background

Pankaj Dugar is the Chief Executive Officer for Hospitality (and Delhi) at IREO Management Pvt Ltd, the Gurugram-based real-estate private-equity group. He heads IREO's hospitality business, where his mandate has centered on identifying and establishing new businesses, sourcing strategic operating partners, and leading venture negotiations and commercial structuring for the group's hotel and mixed-use assets. He is also listed as a director of IREO Hospitality Company Pvt Ltd.

Before IREO, Dugar spent several years at Hyatt as Vice President of Real Estate and Development, where he developed the Grand Hyatt Mumbai and led the launch of the Hyatt Place brand in India. Earlier he was a Vice President at Grove International Partners, a global real-estate private-equity investor. He joined IREO around 2010 and brings more than a decade of hospitality-sector experience. On the education side, he holds an MBA from IMI (International Management Institute, Delhi) and is a graduate of St. Xavier's College.

IREO itself is a Mauritius-domiciled private-equity platform that became one of the largest foreign direct investors in Indian real estate, raising and deploying on the order of US$2 billion since the mid-2000s across residential, office, retail, hospitality, recreational, and industrial-park projects. Its historical limited-partner base included blue-chip institutions such as JP Morgan, TPG-Axon, Citadel, Tiger, and Temasek, alongside U.S. university endowments (Stanford, Notre Dame, Rochester, Minnesota). The firm is co-founded and led by Lalit Goyal (Vice Chairman/Managing Director).

Within that platform, Dugar's flagship hospitality work sits inside IREO City in Gurugram — a roughly US$750 million mixed-use development that includes a ~460-key Grand Hyatt hotel with serviced apartments, Grade-A office space, high-street retail, and 265 branded Grand Hyatt residences for sale. IREO Hospitality Company recorded revenue in the ₹100–500 crore band for the year ended March 2025, with the company holding its AGM on 30 December 2024.

Investment Thesis & Focus

  • Operates at the corporate/development level of a real-estate PE fund, not as an angel or seed-stage venture investor — capital is deployed into large real-estate projects and hotel joint ventures rather than into startups.
  • Hospitality is the core focus: developing branded hotels, serviced apartments, and branded residences within IREO's larger mixed-use townships, and structuring the operator relationships (e.g., Hyatt) behind them.
  • Thesis rooted in the view that India faced a "dearth of quality hotel product" — IREO's hospitality program aimed to build premium, internationally-branded assets tied to its land-bank-anchored mixed-use developments.
  • Value-creation levers Dugar personally emphasizes: sourcing strategic partners, venture negotiation, and commercial structuring of new hospitality businesses.
  • Geographic conviction in North India / NCR (Gurugram) as the primary deployment ground, consistent with IREO's project pipeline.

Notable Investments

  • IREO City, Gurugram — ~US$750M mixed-use flagship; includes a ~460-key Grand Hyatt hotel, serviced apartments, Grade-A offices, retail, and 265 branded Grand Hyatt residences.
  • Grand Hyatt Mumbai — developed by Dugar during his tenure at Hyatt (pre-IREO).
  • Hyatt Place (India launch) — Dugar led the brand's entry into India while at Hyatt.
  • IREO–Trump Organization office tower, Gurugram — IREO partnered with the Trump Organization on a Trump-branded office tower reported at ~₹1,000 crore (firm-level deal within IREO's portfolio).
