Background

Peter Wittendorp founded SilkRoad Property Partners in Singapore in 2012, together with co-founders Mark Khoo, Nick Kearns and Berend Poppe. He built the firm into an independent, research-driven real estate investment manager focused on Asia's most dynamic and liquid markets, serving as its Chief Executive Officer. Under his leadership SilkRoad transacted more than US$3.5 billion of real estate across roughly 57 commercial properties and grew to manage about US$1.6 billion in gross assets across three value-add and core-plus strategies.

Wittendorp has spent his entire career in real estate, including roughly 18 years as a fund manager for large institutional real estate funds before founding SilkRoad. His prior roles include Managing Director and Portfolio Manager at AEW Asia, Chief Investment Officer at ING REIM Asia, Senior Vice President and Fund Manager for the €3.4 billion ProLogis European Properties Fund, and an Executive Vice President position at Dutch pension asset manager APG overseeing a large (~US$12 billion) real estate portfolio. He holds an M.S. graduate degree from the University of Amsterdam.

In December 2023, HSBC Asset Management announced it would acquire the SilkRoad Property Partners Group — including its subsidiaries in Hong Kong, Shanghai and Tokyo and the five general partner entities tied to its active funds — to expand HSBC's Asia Pacific real estate capabilities. The deal completed in February 2024, and Wittendorp was appointed Managing Director and Head of Real Estate, Asia Pacific at HSBC Asset Management, taking over from Victoria Sharpe and continuing to lead the SilkRoad strategies within HSBC.

Investment Thesis & Focus

  • Invests directly in Asian real estate through closed-end value-add and core-plus funds, not in startup equity; SilkRoad describes itself as taking "a disciplined, research-driven investment approach, focused on the most dynamic and liquid real estate markets in Asia."
  • Targets under-managed, mispriced or under-capitalized assets in emerging or transitioning neighborhoods, then creates value via repositioning, renovation, recapitalization and active asset management.
  • Core markets: Singapore, Hong Kong, Tokyo, Beijing and Shanghai — gateway Asian cities with liquidity and institutional depth.
  • Sector breadth spans office/commercial, industrial & logistics, retail and residential; the newer core-plus fund explicitly leans into "pandemic-resilient" sectors — logistics & industrial, multi-family & senior living, service & convenience retail, and high-growth real estate.
  • Capital deployed at institutional scale — individual asset tickets commonly in the tens to low-hundreds of millions of US dollars, funded from vehicles such as SilkRoad Asia Value Partners (2016, ~US$446M) and SilkRoad Asia Value Partners II (2018, ~US$549M).

Notable Investments

  • 14 Chinatown shophouses, Singapore — portfolio of 14 central Singapore shophouses acquired from ACT Holdings for over S$110M (~US$80M) on behalf of a value-add fund.
  • Hang Wai Industrial Centre, Hong Kong — a building in the New Territories industrial complex bought for an estimated HK$1.3B (~US$167M), a fifth Hong Kong industrial asset for the firm.
  • Fanling cold-storage building, Hong Kong (2021) — cold-storage facility in the Fanling industrial area acquired for HK$321M (~US$41.4M).
  • Greater Tokyo six-asset portfolio — a central Tokyo office building plus five multi-family assets in commuter cities, bought for JPY 19.5B (~US$150M) under SilkRoad Asia Value Partners II; the firm's first investment in Japan.
  • SilkRoad Asia Value Partners I & II — the flagship pan-Asia value-add funds (2016 and 2018 vintages) through which most of these deals were executed.
