Background
Richard Conniff is a long-tenured commercial real estate investment executive associated with RXR (RXR Realty LLC), the privately held investment manager, operator, and developer founded by Scott Rechler in 2007. At RXR he served as Chief Operating Officer and Fund Manager, and as Portfolio Manager for the Tri-State Prime Property Venture LLC, where he oversaw the Property Management and Leasing departments. More recently he transitioned to an advisory role, partnering with RXR as a special advisor to its logistics business and other strategic initiatives.
Conniff's relationship with the Rechler real estate platform predates RXR. He was employed by Reckson Associates Realty Corp. from 1994 until January 2007, joining as a Senior Financial Analyst and being promoted to Corporate Senior Vice President of Investments and Chairman of the Investment Committee. In that capacity he was responsible for analyzing all investment opportunities — acquisitions, dispositions, joint ventures, and structured finance investments — along with the related due diligence, negotiation, and closing of those transactions. When SL Green acquired Reckson in 2007, Scott Rechler spun out the private platform that became RXR, and Conniff carried his investment leadership into the new firm.
Earlier in his career, from 1992 to 1994, Conniff worked at Cushman & Wakefield as a Financial Manager and Portfolio Manager, responsible for the supervision and financial management of a roughly 3 million-square-foot portfolio on Long Island. From 1989 to 1992 he was Vice President of Asset Management at VMS Realty Partners, handling acquisition and development analysis of large land and mixed-use properties as well as a 4 million-square-foot portfolio of urban and suburban office properties across New York and Washington, D.C.
Conniff holds a Bachelor of Science degree in Finance from the City University of New York. He has served on the boards of several charitable and educational foundations, including election as Vice Chairman of the Old Westbury College Foundation Inc. He is married and has three children.
Investment Thesis & Focus
- Operates within RXR's institutional real estate strategy — RXR manages a portfolio of roughly 108 properties totaling about 30.9 million square feet with a gross asset value near $16.4 billion and approximately 9,400 multifamily units (as of Q3 2025).
- Investment activity centers on commercial real estate: office, multifamily residential, and increasingly logistics/industrial — the sector Conniff now advises on directly.
- Conniff's personal track record is in the full investment lifecycle: acquisitions, dispositions, joint ventures, and structured finance, including due diligence, negotiation, and closing.
- Geographic emphasis on the New York metro and Tri-State market, with RXR expanding into high-growth U.S. metros (Phoenix, Denver, Dallas, Raleigh, Tampa).
- This is direct/principal real estate investing and fund management — not venture or startup seed investing; founders seeking early-stage tech capital are unlikely to be a fit.
Notable Investments
- RXR flagship portfolio — As Fund Manager/COO, Conniff helped oversee RXR's Tri-State Prime Property Venture and its broader portfolio of New York-area office and mixed-use assets (gross asset value ~$16.4B).
- RXR logistics platform — Now a special advisor to RXR's logistics/industrial business and other strategic initiatives.
- Reckson Associates transactions (1994–2007) — As SVP of Investments and Investment Committee Chairman, led analysis and execution of acquisitions, dispositions, joint ventures, and structured finance deals for the NYSE-listed REIT (Reckson, ticker RA), which was sold to SL Green in 2007.
