Background
Richard Jackson is a chartered surveyor, identified by Apache Capital as MRICS, and was a founding partner and Managing Director of Apache Capital Partners. Apache’s team profile says he had more than 20 years’ experience in property and development funding and was part of the firm’s senior leadership team.
Before launching Apache Capital, Jackson worked in real estate investment and funding roles. A Bisnow speaker biography says he joined Cushman & Wakefield in 2001, working mainly in the Syndicated Funding Team on development and investment funding across the UK and Europe. In 2006, he joined John Dunkerley at fund manager BPIM, where he worked on UK and European funds; the European fund reportedly grew from €25m to €270m over two years and acquired office, retail, out-of-town retail, industrial, and distribution assets across nine countries.
In March 2008, Jackson co-founded Apache Capital Partners with John Dunkerley. The firm specialized in investing Middle Eastern and other institutional capital into UK property, with a focus on alternative and “living” real estate sectors. His role covered the UK business, strategy, portfolio, performance, business development, and investor relations; ULI also described him as responsible for the UK office, strategic business development, transaction oversight, development and operational management, and investor relations.
Jackson later co-founded Present Made, Apache’s single-family build-to-rent platform, and served as its CEO. Apache announced in May 2023 that Alan Penfold had been promoted to Managing Director of Present Made following the departure of founding partner Richard Jackson. Sousou Partners separately reported in March 2023 that Jackson stepped down as Managing Director and Co-Founder of Apache Capital to launch a new venture; I could not verify the name or details of that venture from public sources.
Investment Thesis & Focus
- Jackson’s documented investment focus is not startup seed angel investing; public sources support a real estate investment profile centered on UK living-sector platforms and assets.
- Apache’s stated strategy under Jackson was to invest early in emerging living sectors and create “best-in-class, institutional-grade products” with strong branding and operations.
- He has emphasized sectors with structural undersupply and long-term demographic support, including private rented sector / build-to-rent, student accommodation, healthcare, dementia care, and retirement villages.
- In single-family rental, Jackson favored “true purpose-built and designed single family rental homes” over simply acquiring existing stock or forward-funding generic housebuilder schemes.
- He argued that single-family rental and residential-for-rent more broadly were increasingly viewed by institutional investors as alternatives to fixed income because of long-term steady income streams and defensive, counter-cyclical qualities.
- ESG and operational control appear central to his approach: Present Made targeted a net-zero operational model, modern methods of construction, landscape-led masterplanning, activated public realm, and community-focused amenity.
- Apache’s approach relied heavily on joint ventures and operating partners, including Moda Living for multifamily BTR, McLaren Property for student accommodation, Audley for retirement living, and Present Made as an in-house single-family rental platform.
Notable Investments
- Moda Living / Apache Capital build-to-rent JV: Apache formed a strategic joint venture with Moda Living to deliver an approximately £1bn, 5,000-unit premium build-to-rent portfolio across UK regional cities; Angel Gardens in Manchester was cited as the seed asset.

- Present Made: Apache launched Present Made in 2021 as a £1.6bn single-family rental housing platform aiming to deliver more than 3,000 smart rental homes across the South East of England, including early sites in the Oxford-Cambridge Arc.
