Background

Richard "Rick" Putnam is a veteran commercial real estate capital-markets executive with roughly three decades of experience in the Western U.S. He began his career on Wall Street with J.P. Morgan in New York before joining Trammell Crow Company in 1988, where he worked for nearly 20 years as both an investment broker and principal. At Trammell Crow he established the firm's capital markets group in 1996 and grew it into a business transacting on the order of $1 billion per year. He subsequently became a Managing Director at RREEF / DB Real Estate (Deutsche Bank's real estate arm), where he was responsible for acquisitions in Southern California and Denver.

In March 2012, Putnam joined Colliers International as Managing Director of its Capital Markets Group for the Western region, based in Irvine, California. There he was charged with building out and leading Colliers' institutional investment-sales business across the West — managing institutional client relationships and originating and executing office and industrial sales assignments. He founded and led what became Colliers' Investment Services Group – Western Region.

Across his career, Putnam reports a total transaction volume in excess of $6.8 billion, having served as lead broker on more than 225 listed dispositions encompassing over 425 completed transactions. At one point he departed Colliers to join Kidder Mathews as a Senior Vice President focused on industrial and office investment sales throughout the West Coast; his current Colliers contact details indicate he is again associated with Colliers' capital markets platform in Orange County. He has also written market commentary — for example, a 2012 Commercial Property Executive piece, "Bifurcated Investment: A Case of the Haves and Have-Nots."

Investment Thesis & Focus

  • Focuses on institutional-grade office and industrial commercial real estate — advising owners and investors on investment sales (dispositions) and acquisitions, not startup financing.
  • Operates in the capital markets discipline: pricing, marketing, and executing large institutional asset sales across the Western U.S.
  • Emphasizes deep institutional client relationships and West-region market coverage (Southern California, Denver, broader West Coast).
  • On market conditions, Putnam has described commercial real estate investment markets as "very bifurcated", reflecting uneven "national and regional economic recovery" and a divide between the "haves and have-nots" among assets and markets (Commercial Property Executive, 2012).

Notable Investments

  • $6.8B+ career transaction volume across his tenures at Trammell Crow, RREEF/DB Real Estate, Colliers, and Kidder Mathews.
  • 225+ listed dispositions / 425+ completed transactions as lead broker over his career.
  • Built the Trammell Crow capital markets group (est. 1996) into an ~$1B/year business.
  • Led acquisitions for RREEF / DB Real Estate in Southern California and Denver.
