Investment Thesis & Focus
- BauMont’s stated approach is value-add real estate investing: it seeks to acquire assets where value can be created through “intensive asset management” and “unlocking arbitrage opportunities.”
- The firm’s first fund, BauMont Real Estate One ScSp, raised €337 million in 2019, including €25 million of discretionary co-investment capital, and focused on opportunistic equity and equity-like strategies in office, residential, logistics, retail, and other commercial real estate primarily in France and the UK.
- BauMont focuses on portfolio break-up, intensive asset management, development with planning in place, and change-of-use/planning-gain strategies.
- The firm emphasizes motivated or stressed sellers, reset entry pricing, downside-risk underwriting, and adapting business plans to market cycles.
- Balick’s own 2024 statement after M&G’s majority investment in BauMont: “European real estate markets are adjusting to the higher rate environment and are entering a new cycle of growth where demand is focused on a limited supply of high-quality assets. Value-add strategies can take advantage of re-set entry pricing, whilst actively repositioning assets to meet the needs of modern occupiers.”
- ESG is part of BauMont’s investment process: the firm says it integrates sustainability across the investment cycle and aligns its responsible-property-investing approach with the UN Principles for Responsible Investment.
