Background

Rob Tulloch has worked in real estate development, operations, and investment across the U.S. Southeast since 2002. He began as a partner in a Florida development firm building high-end condominium and mixed-use retail projects along the Naples–Sarasota corridor before moving into institutional real estate investing.

In 2008–2009 he was a founding Partner of Realco Capital Partners (RCP), a firm that made an early, counter-cyclical entry into the student-housing sector during the downturn, ultimately investing more than $300 million in diversified, middle-market student-housing acquisitions across the United States. (RCP's current leadership page no longer lists Tulloch; his role there is documented on Bloomberg and third-party investor databases.)

Today Tulloch is Co-Managing Partner of Green Room Partners, a Charleston, SC–based real estate development and acquisition firm he co-founded (co-principal John Lari). At Green Room he leads asset management, capital relationships, and strategic direction. The firm reports 3,000+ residential units delivered or active, 4M+ square feet developed across residential/retail/office, and $1B+ in cumulative project capitalization. Tulloch resides in Charleston, South Carolina.

Investment Thesis & Focus

  • Invests as a real estate principal/operator, not a startup angel — Green Room "maintains principal capital in every deal," which the firm frames as ensuring disciplined underwriting and fast decision-making.
  • Core product lines: Build-to-Rent communities, multifamily residential, and specialty retail/office, concentrated in high-growth Southeast submarkets.
  • Operates across the full development lifecycle — land acquisition through construction and lease-up — rather than passive LP positions.
  • Partners with institutional capital (e.g., Henderson Park) on larger acquisitions and ground-up developments.
  • Track record built on contra-cyclical, middle-market timing — the RCP student-housing thesis was to buy during a downturn when others retreated.

Notable Investments

  • The Bower — Hardeeville, SC — 266-unit build-to-rent community on ~40 acres along the Hilton Head–Bluffton corridor; developed with Henderson Park.
  • Pointe Grand — Port Wentworth (Savannah), GA — 288-unit garden-style multifamily community; acquired Feb 2026 with Henderson Park.
  • Everett at Port Wentworth — Savannah, GA — multifamily/BTR project in the Savannah metro.
  • City Market — Savannah, GA — specialty retail / mixed-use asset.
  • 500 East Bay — Charleston, SC — mixed-use / commercial project in Green Room's home market.
  • Realco Capital Partners portfolio (2008–) — $300M+ deployed into diversified U.S. student-housing acquisitions during his tenure as founding partner.
