Background

Ronald Stephen Barrott is a serial entrepreneur with more than four decades of global real estate investment, development, and project-management experience spanning Europe, the GCC, and Asia. He is a Fellow of the Royal Institution of Chartered Surveyors (FRICS). He is the Founder and Chairman of Pro-invest Group, a private equity real estate, fund, and asset-management platform he co-founded, with offices in Sydney, London, Dubai, and Vienna.

Before Pro-invest, Barrott served as CEO and subsequently main Board Director of ALDAR Properties PJSC in Abu Dhabi. Under his executive leadership the company ran a development program in excess of USD 75 billion across residential, retail, commercial, and hospitality assets — most notably the development of Yas Island, home to Abu Dhabi's Formula 1 Grand Prix, built between roughly 2005 and 2009.

Prior to ALDAR, Barrott was Founder, CEO and Chairman of Stannifer Group (active circa 1991–2004), an integrated development and real estate asset-management company holding retail, office, and hotel assets across Europe and other international markets including Australia. Following a merger with an LSE-listed company, the business was sold via trade sale to a joint-venture vehicle formed by Westfield, Multiplex and the Reuben Brothers in a transaction valued at approximately GBP 1.9 billion.

At Pro-invest, Barrott built one of Australasia's leading independent hotel investment and management platforms (partnering with brands such as IHG/Holiday Inn Express and Hotel Indigo) and has more recently steered the group's diversification into living sectors — build-to-rent, flex/co-living, and mixed-use — alongside its European expansion via a Mayfair, London base.

Investment Thesis & Focus

  • Invests through institutional private equity real estate funds, not startup equity — across hotels, build-to-rent/co-living ("Urban Accommodation"), commercial offices, and mixed-use development.
  • Core strategy combines "hospitality DNA with real estate expertise" to deliver amenity-rich, hospitality-grade accommodation prioritising flexibility, guest experience, and long-term asset performance.
  • Targets above-market, risk-adjusted returns via active fund and asset management; cites industry-leading operating margins (select-service hotels exceeding 40% GOP) as evidence of operational edge.
  • Increasingly weighted toward living sectors (BTR, flex-living) and European/UK growth, while continuing to manage its Australasian hotel portfolio.
  • Stated personal philosophy: *"Real estate isn't just about buildings. It's about people and their experiences. For me, it's about leading with vision, trust, transparency, and purpose. Because great places are made by people, for people."*
  • On forward strategy, Barrott has said the company will "continue to focus on hotel asset management while expanding in the rapidly growing sectors of flex living, build to rent and mixed-use developments."

Notable Investments

  • Pro-invest hotel investment funds — three institutional funds owning ~15 hotels (~3,200 rooms) across Australia and New Zealand under IHG and other brands.
  • Holiday Inn Express (Australia/NZ rollout) — Pro-invest was IHG's master developer partner building out the Holiday Inn Express brand across the region.
  • Hotel Indigo Melbourne on Flinders — flagged as a key opening; Pro-invest also operates Hotel Indigo Brisbane City Centre.
  • Vista Hospitality Group portfolio — a retained hotels portfolio (~10 hotels) including properties such as Sage Hotel Wollongong.
  • Yas Island, Abu Dhabi (via ALDAR) — landmark mixed-use/hospitality and Formula 1 destination developed under his leadership (2005–2009).
  • Stannifer Group (founder/CEO) — pan-European retail, office and hotel portfolio, exited via ~GBP 1.9bn trade sale to a Westfield/Multiplex/Reuben Brothers JV.
  • Distressed Hospitality Fund — launched during COVID-19 to capitalise on dislocation in the hotel sector.
  • Australian urban-living (BTR) platform — reported A$500m capital-raising target to build a build-to-rent / co-living platform.
