Background
Stephen R. Taylor is a veteran of the Canadian institutional real estate industry with more than 45 years of experience across acquisitions, asset management and investment strategy. He is a graduate of the University of Toronto and holds a Master's degree in Management Studies from Oxford University.
Much of his career was built at Morguard itself: he spent roughly 16 years with the Morguard Group of Companies, serving as President of Morguard Investments Limited. During his tenure, Morguard's real estate assets under management grew from about $2 billion to more than $15 billion, establishing the firm as one of Canada's larger institutional real estate managers.
In 2014, Taylor joined the Healthcare of Ontario Pension Plan (HOOPP) as Vice President, Real Estate, where he oversaw the Plan's Canadian and international real estate investment programs — a portfolio of roughly $15 billion spanning office, industrial, retail and residential assets across Canada, Europe and the United States. He retired from HOOPP at the end of 2019.
Today he serves on the Board of Directors of Morguard Corporation (TSX: MRC), the publicly traded parent company chaired by K. Rai Sahi and led by President and CEO Angela Sahi. Taylor has also been active in the broader real estate community as Past Chair of REALpac (the Real Property Association of Canada) and as a board member of industry bodies NAREIM and AFIRE.
Investment Thesis & Focus
- Invests in and oversees institutional, income-producing real estate rather than operating companies or startups — office, industrial, retail, residential and hotel assets.
- Emphasis on "high-quality, well-located" assets generating "substantial, risk-adjusted returns," per Morguard's stated strategy.
- Diversification across asset classes and geographies (Canada, U.S., Europe) — the approach he ran at both Morguard Investments and HOOPP.
- Operates at institutional scale (portfolios measured in the billions), typically via direct property acquisition, development and active asset management, plus REIT sponsorship and third-party advisory mandates.
- As a board director rather than a day-to-day dealmaker, his current role is governance and capital-allocation oversight at Morguard Corporation.
Notable Investments
- Morguard Investments Limited — grew the managed real estate portfolio from ~$2B to $15B+ during his ~16-year tenure as President.
- HOOPP Real Estate program — oversaw a ~$15B diversified real estate portfolio (office, industrial, retail, residential) across Canada, Europe and the U.S. as VP, Real Estate (2014–2019).
- Morguard Corporation portfolio — as a director, associated with a company holding ~$18.7B in total real estate assets owned and managed, including deals such as a ~$200M CDN office/industrial acquisition in Edmonton, AB.
