Background

Thomas F. McDevitt is the Founder and Managing Partner of Edgewood Capital Advisors, a private commercial real estate firm he established in 2002 and based in Southport, Connecticut. He brings more than 25 years of experience across real estate and real estate capital markets, and previously held senior capital-markets positions at Salomon Brothers, Citibank, and Société Générale.

Earlier in his career, McDevitt co-founded the real estate advisory and capital-markets boutique Meenan McDevitt & Co. in 1991, and orchestrated its sale to Société Générale in 1998. He was educated at Harvard College (A.B.) and earned his MBA from the Amos Tuck School of Business at Dartmouth College.

Beyond Edgewood, McDevitt has served on the boards of several institutional private-markets and real estate vehicles, including Neuberger Berman's US Trust Global Private Markets Fund, Excelsior Private Markets Funds II and III, and NB Crossroads Private Markets Funds IV and V. He has previously served on the boards of Jones Lang LaSalle Income Property Trust, Quadra Realty Trust (a NYSE-listed REIT), Bank of America's Excelsior Absolute Return Fund of Funds, and Excelsior Buyout Investors. He is also active in his community, having served on non-profit boards such as A Better Chance of Wilton, the Community Nursery School of Wilton, and the Wilton Riding Club.

At Edgewood, McDevitt leads the firm alongside principals Michael House and Christopher Whittleton, who collectively average more than 30 years of experience in complex real estate transactions, with backgrounds at institutions including Salomon Brothers, Citibank, GE Capital, and Cushman & Wakefield.

Investment Thesis & Focus

  • Provides flexible debt and equity capital to commercial real estate entrepreneurs and sponsors, and opportunistic investments for accredited and institutional investors.
  • Specializes in bridge and special-situation lending — complex, time-sensitive, or unique financing scenarios where speed and certainty of close matter.
  • Product set includes bridge loans, fixed-rate loans, mezzanine loans, preferred equity, note acquisitions, and property acquisitions.
  • Bridge program targets ~$10–$50 million loans, 3–5 year terms, full-term interest-only, on transitional, value-add assets of all property types.
  • Focus is on borrowers acquiring or recapitalizing transitional assets nationwide (and in the Caribbean), positioning Edgewood as a direct, quick-closing lender rather than a venture/startup investor.
  • Track record emphasized by the firm: over $1.4 billion of real estate debt and equity funded since 2010, across well over 100 transactions.

Notable Investments

  • 130+ real estate debt and equity transactions funded since 2010 (firm-reported), totaling over $1.4 billion.
  • Nationwide bridge loan closings in major metros including New York, Boston, Houston, Dallas, Phoenix, Orlando, Atlanta, Miami, Chicago, and San Francisco.
  • Caribbean commercial real estate lending in addition to U.S. deals.
  • Transaction types spanning value-add acquisitions, recapitalizations, note purchases, and preferred-equity investments across all major commercial property types.
