Background
Timothy L. Haviland is President and Managing Partner of Landmark Partners, one of the oldest and largest specialists in the private-fund secondary market. He joined the firm in 1985 and spent his entire investment career there, directing Landmark's strategic planning and investment activities. He played a central role in Landmark's first acquisition of a private equity portfolio and its subsequent expansion into additional asset classes, and he serves on the firm's private equity, infrastructure, and real estate investment committees.
Before joining Landmark, Haviland was a senior accountant at Rusconi, Cahill & Larkin, a regional public accounting firm, where he focused on financial-services companies. He earned a BS from the University of Connecticut and an MBA from Rensselaer Polytechnic Institute. Under his leadership, Landmark expanded its secondary-market activity and developed its "next generation" and opportunity fund-of-funds private equity strategies.
In 2021, Ares Management Corporation acquired Landmark Partners in a transaction valued at roughly $1.08 billion (approximately $787 million in cash plus about $293 million in Ares Operating Group units), closing in June 2021. Landmark became the foundation of Ares's newly formed Secondary Solutions Group. Following the acquisition, Haviland co-heads the Ares Secondary Solutions business alongside Francisco (Frank) Borges and serves as a Senior Advisor in the Ares Secondaries Group, remaining a member of its Private Equity, Infrastructure, and Real Estate Investment Committees.
Investment Thesis & Focus
- Invests via the secondary market — buying existing limited-partner interests and portfolios in private equity, real estate, and infrastructure funds — rather than making direct or early-stage company investments.
- Focus is on institutional-scale, diversified fund positions and structured secondary transactions, not individual startup rounds.
- Long track record (Landmark active in secondaries since the 1980s) emphasizing pricing discipline, portfolio diversification, and providing liquidity to institutional LPs.
- Oversight spans three asset classes — private equity, real estate, and infrastructure — reflecting Landmark's multi-strategy secondaries platform.
Notable Investments
- Landmark Partners operates through diversified secondary fund vehicles (its private equity, real estate, and infrastructure secondary fund families) rather than named single-company deals; specific underlying portfolio positions are not publicly disclosed.
- The most notable transaction associated with Haviland's tenure is the 2021 sale of Landmark Partners to Ares Management (~$1.08 billion), forming the Ares Secondary Solutions Group.
