Background

Trish Barrigan co-founded Benson Elliot Capital Management with Marc Mogull in the mid-2000s, building it into one of London's better-known boutique value-add real estate fund managers. Before Benson Elliot she spent roughly a decade at Goldman Sachs, doing principal investing for the firm's Whitehall Real Estate Funds across New York, Paris and London. She then spent about two years at Dubai Investment Group as Managing Director and Head of Global Real Estate Investments, where she defined and implemented the group's global real estate strategy.

She was educated at Boston College, graduating summa cum laude in 1994 with a degree in Philosophy and Sociology. A scholar-athlete, she attended on a soccer scholarship and captained the women's soccer team for three seasons — a detail her alma mater highlighted in memorial tributes.

In June 2017 Barrigan was appointed Managing Partner of Benson Elliot, succeeding co-founder Marc Mogull and becoming only the second person to lead the firm. Under her leadership the firm raised its largest fund to date. She was widely recognised as one of the most influential women in European real estate and co-founded WiRE (Women in Real Estate), an organisation devoted to advancing women in the industry.

Trish Barrigan died in August 2020, aged 47, after a battle with cancer. She is survived by her husband, Ian, and their two children, Jack and Grace. Following the firm's acquisition by PineBridge Investments in 2020, the business operates as PineBridge Benson Elliot.

Investment Thesis & Focus

  • Value-add / opportunistic European real estate — buying underperforming, under-managed or distressed assets (often held by banks) and repositioning them for value creation.
  • Deliberately mid-market: "We've always positioned ourselves in the middle market" — she favoured funds under ~€1bn deployed across ~15–20 transactions to avoid the most competitive auctions and find growth outside crowded processes.
  • Target returns of ~14% IRR, consistent across Benson Elliot's fund series.
  • Sector view: She saw European offices as "a good bet, due for the need to refurbish obsolete stock," and was active in residential/mixed-use development and hotels.
  • Geographic view: Argued "the U.K. regions look better value than London right now," and targeted markets (Poland, Italy, France, Germany) where capital values had not recovered to pre-financial-crisis peaks.
  • Long-horizon discipline: Personal philosophy of *"never give up and never lose focus."*

Notable Investments

  • Berlin residential / mixed-use development (~700 units): Acquired, developed and sold within ~18 months — cited by Barrigan as embodying "the DNA of Benson Elliot."
  • Poland office acquisition (~€100M, 2017–2018): A signature deal early in her tenure as Managing Partner.
  • Paris office (acquired 2007): A long-held asset for which the firm secured building permits for repositioning.
  • Pan-European hotel portfolio: Part of the firm's multi-country hospitality exposure.
  • Fund-level track record: Benson Elliot Real Estate Partners IV raised ~€700M (2016); Fund V raised ~€800M and closed at ~€836M (2018) — the firm's largest fund, with roughly 90% repeat investors, a strong signal of past performance.
