Background
Vincent (Vince) Costantini is the founder and Chief Executive Officer of The Roseview Group, a boutique institutional real estate investment and advisory firm he launched in Boston in 2001. He built Roseview around a team of real estate principals with direct operating experience, and over time refocused the firm primarily on acquisitions and investment management. He earned a B.S. from St. Joseph's University and began his career as a certified public accountant and then as a consultant at Price Waterhouse.
Before founding Roseview, Costantini spent roughly a decade at General Investment and Development Company, where he led the transformation of a private family investment firm into a multi-billion-dollar institutional pension-fund investment advisor. He later served as President and COO of Boston Financial, an institutional real estate investment advisor, for five years, where as part of the senior leadership team he helped double assets under management to roughly $7 billion and grow earnings fivefold. He has also been described as having served as CEO of O'Neill Properties Group, overseeing large-scale office, retail, and residential developments from Boston to Washington, D.C. In total he brings more than 35 years of leadership as a real estate fund manager, investor, and institutional advisor.
In March 2019, Madison Marquette — a national real estate owner and operator based in Washington, D.C. — announced a merger with The Roseview Group. The deal closed in July 2019, and Costantini became CEO (and Chief Investment Officer) of the combined firm, which held roughly $6 billion in assets across more than 330 properties in 24 states. He was charged with expanding the company's investment-management practice alongside Executive Chairman Amer Hammour and President John Fleury.
Roseview subsequently spun back out of Madison Marquette as an independent firm in 2023, and continues to operate from Boston with Costantini as CEO. The firm today runs investment programs branded "Evergreen" (multifamily housing across the U.S.) and "Lemonade" (excess corporate real estate and single-tenant retail).
Investment Thesis & Focus
- Invests as an institutional real estate manager, not a venture/seed investor — through discretionary funds and separate accounts on behalf of pension funds and other institutional capital.
- Multifamily core thesis (Evergreen): acquire and reposition Class B to C+ apartment communities (typically 150+ units) by applying efficient management practices and fresh capital for strategic improvements; actively pursues value-accretive energy-efficiency upgrades.
- Net-lease / corporate real estate (Lemonade): invests in excess corporate real estate and single-tenant retail properties.
- Founding philosophy: build a firm of "talented real estate principals with direct operating experience" — i.e., operators who underwrite assets, not just allocators.
- Emphasis on deep, long-tenured teams — principals at Roseview have worked together 15+ years, and the broader team averages 10+ years together.
Notable Investments
- Roseview WinnResidential Fund I — a $200M discretionary real estate separate account formed in 2013 with WinnCompanies (WinnResidential as operator) for a major U.S. pension fund, targeting Class B–C+ multifamily of 150+ units nationwide.
- *The Trails at River Park* — a multifamily acquisition reported under the Roseview WinnResidential I program.
- Evergreen fund series — Roseview's multifamily housing investment program, launched in 2012.
- Lemonade program — Roseview's vehicle for excess corporate real estate and single-tenant retail investments.
- Madison Marquette platform (2019–2023) — as CEO, oversaw a combined portfolio of ~$6B in assets across 330+ properties in 24 states.
