Background

Vipin Nambiar is the founder and Managing Partner of HN Capital Partners, a Dallas-based opportunistic real estate investment manager and developer he established in 2017 — originally as a partnership between himself and Hunt Consolidated Inc. He brings more than 15 years of investment experience and has deployed well over $2 billion (per some accounts, managing $3B+ in real estate assets) across a variety of equity and credit instruments as well as public and private real estate.

Before founding HN Capital, Nambiar was a Managing Director at Hunt Investment Group, the investing arm of the Hunt organization, where he focused on direct investing and led Hunt's expansion into India beginning in 2012. Earlier, he served as Vice President at Hunt Realty Investments Inc., responsible for the firm's credit investments in real estate, and acted as Portfolio Manager for Presidio Investments, overseeing a $200M+ portfolio of structured products. He was also an Investment Committee member for Investcorp Credit Fund III and played a key role in forming Akard Street Partners, a ~$500M partnership with the Teacher Retirement System of Texas.

Nambiar earned an MBA from the University of Chicago's Booth School of Business with a focus on finance and economics, and holds integrated master's degrees in Urban Planning and Economics from the University of Texas at Austin, which he attended on a fellowship. He is a recipient of the Cogburn Family Foundation Architecture and Urbanism Prize, chairs the ISW Academy board, and is a member of the Young Presidents' Organization. His dual grounding in architecture/urban planning and institutional finance underpins his self-described "placemaker" approach to real estate.

Investment Thesis & Focus

  • Invests opportunistically in "unique risk-reward situations" — value-add, distressed, and special-situation commercial real estate, often via off-market transactions.
  • Concentrates on urban placemaking: high-quality mixed-use developments and luxury hospitality in densifying urban nodes.
  • Thesis expressed in his own words on the Dallas Design District deal: *"This transaction is part of a string of investments we have made based on our long-term belief in the growth of Dallas, and the densification of certain key urban nodes in the metroplex."*
  • Draws on a combined credit + equity + development skill set, backed by his urban-planning training, to reposition and develop trophy assets rather than passively hold them.
  • Operates hands-on — he serves as the day-to-day local manager on his acquisitions (e.g., the Design District portfolio and Dallas hotels).

Notable Investments

  • Dallas Design District portfolio — Acquired February 2022 with McCourt Partners; 40+ acres and ~800,000 sq ft of showroom, retail, and flex-office space near downtown/uptown Dallas.
  • Rosewood Mansion on Turtle Creek — Landmark Dallas luxury hotel/mansion, acquired September 2022.
  • W Hotel Dallas — Acquired and oversaw its renovation.
  • Virgin Hotels Dallas — Instrumental in developing the hotel in the Design District.
  • Madrones Estate — Property near Bee Caves, Texas.
  • Growing New York portfolio — Expanding urban real estate holdings outside Texas.
  • Combined, these luxury/urban assets pushed HN Capital's portfolio past the $1 billion mark.
